Why Your Florida Real Estate Posts Aren’t Converting — And How to Fix It

Most real estate agents didn’t get into the profession to be a full-time content creator.  But in today’s increasingly digital world, if you’re not posting with strategy, clarity, and purpose, you’re getting left behind.

And no, simply posting a photo of a listing with "3 bed, 2 bath, DM me!" doesn’t count as strategy.

Let’s talk about what’s going wrong — and more importantly, how to fix it.


The truth is that most real estate agents are not posting in the correct way. They’re not hitting their target audiences or even saying the right things to gain more clients.

Here are some of the most common mistakes.

The first, is captions with no storytelling power. In order to draw your audience in, the caption needs to tell a story. And by ‘tell a story’ I don’t mean it needs to be some dramatic, in-depth narrative. But rather, it needs to simply have emotional pay off. A simple example of this would be a caption that frames your listing as a potential solution to a buyer's problem. Imagine the draft for your caption looks like this.

“2 bedroom, 2 bath Florida home available for as little as a 5% down payment. If you want to learn more, DM or call me now at…”

This isn’t a terrible caption per say, but it lacks storytelling power. Now look at this one.

“Think you need 20% down to buy a Florida home? Think again. This 2 bed, 2 bath could be yours with as little as 5% down — yes, really. If you want to know more, DM or call me now at…”

Although the change was simple, just tweaking the way you present the information can make the caption a lot more engaging.

A second common mistake, is a lack of a clear call to action. You need to have a specific, strong call to action that alights with your goals. Simply saying “follow up to learn more.” is not enough. Think about how you want them to contact you. Email, call, DM? Should they click on your scheduling link? Beyond even this, do you want to schedule more showings? Mention it in your CTA while creating a sense of urgency, “Only 3 showing spots left this week — call me at 305-XXX-XXX to learn more.”

A third common mistake is not targeting the things that customers want to know. This goes beyond even social media posts. Florida homebuyers, renters, and sellers don’t just want pretty photos. They want to know things like: 

  1. What it’s really like to live in that neighborhood
  2. Whether a house is worth the price
  3. If the market is about to shift
  4. That they can trust you to guide them


Think of your Instagram or Facebook page as a digital business card. It is your first impression, and a trust-building tool. When you show up with stories, local knowledge, and a consistent brand voice, people start to see you not just as a real estate agent, but as their real estate agent.

But that’s just the surface.
